The terms, decoded
- Hak Milik
- Freehold — the strongest title; Indonesian citizens only.
- Hak Guna Bangunan (HGB)
- Right to build; held by companies incl. a PT PMA, ~30 yrs, extendable.
- Hak Pakai
- Right to use; available to a foreign resident for a home.
- Hak Sewa
- Leasehold — a fixed-term right to use, by agreement.
- PT PMA
- A foreign-owned Indonesian company; the usual vehicle for a rental business.
- PPAT
- The licensed land-deed official who makes a transfer valid.
- BPN
- The national land agency that holds the title records.
- PBG (ex-IMB)
- The building approval you need before you build.
- BPHTB
- The buyer's land-and-building transfer tax.
